Palazzo Galliera: Public Call Issued for the Redevelopment of the Historic Building

SPIM S.p.A. (Società per il Patrimonio Immobiliare), a company wholly owned by the Municipality of Genova, has launched a public call to identify a private partner for the redevelopment, enhancement and management of Palazzo Galliera, the historic building located at Salita San Francesco 1.

The project will be delivered through a public-private partnership (PPP), with the entire investment financed by the private partner and no capital contribution from SPIM. The property will be managed under a concession agreement for a maximum period of 50 years, while ownership of the building will remain public.

The initiative aims to restore one of Genova historic buildings to active use by combining the preservation of its architectural heritage with new uses that respond to the city's evolving needs, particularly the growing demand for student accommodation and temporary housing for professionals working away from home.

The seven-storey building, with a total floor area of 3,669 square metres, will be redeveloped while preserving its historic and architectural character. The upper floors will mainly accommodate student residences, with a smaller portion of the space reserved for temporary accommodation for visiting professionals.

The ground floor will be dedicated to public and community-oriented uses, including a café, bistro, art galleries and exhibition spaces, creating a strong connection with the nearby Strada Nuova MuseumsPalazzo Bianco, Palazzo Rosso and Palazzo Tursi.

The project also includes the enhancement of the historic garden, which will remain a public space while being upgraded to improve accessibility and usability for residents, students and visitors.

This initiative represents a significant urban regeneration project, aimed at preserving and enhancing one of Genova historic landmarks, expanding the city's supply of student accommodation, and strengthening the integration of cultural heritage, public services and residential functions within the historic city centre.
